Party B shall take care of the premises and the facilities of the premisese and shall be responsible for any damages to the premises or the facilitics of the premises owning to the resons of Party B. D.在已有房内的装饰和设施之外 ,乙方如要增加设备或其
11、他装修征得甲方同意;租赁期满必须恢复原状,并承担其费用,经甲方验收认可后归还甲. 17、金中抵扣，不足部分乙方必须在接到甲方付款通知后十日内补足。4. 因甲方原因导致乙方无法在租赁期内正常租用该物业，甲方应立即全额无息退还押金予乙方，且乙方有权追究甲方的违约责任。六、甲方义务1. 甲方须按时将房屋及附属设施（详见附件）交付乙方使用。2. 房屋设施如因质量原因、自然损耗、不可抗力或意外事件而受到损坏，甲方有修缮并承担相关费用的责任。如甲方未在两周内修复该损坏物，以致乙方无法正常使用房屋设施，乙方有权终止该合约，并要求退还押金。3. 甲方应确保出租的房屋享有出租的权利，如租赁期内该房屋发生所有权全部或部分转移、设定他项物权或其他影响乙方权益的事件，甲方应保证所有权人、他项权利人或其他
18、影响乙方权益的第三者能继续遵守本合同所有条款，反之如乙方权益因此遭受损害，甲方应负赔偿责任。4. 甲方应为本合同办理登记备案手续，如因未办理相关登记手续致该合同无效或损害乙方租赁权利，应由甲方负责赔偿，且甲方应承担该合同相关的所有税费。七、乙方义务1. 乙方应按合同的规定按时支付租金及押金。2. 乙方经甲方同意，可在房屋内添置设备。租赁期满后，乙方将添置的设备搬走，并保证不影响房屋的完好及正常使用。3. 未经甲方同意，乙方不得将承租的房屋转租或分租，并爱护使用该房屋如因乙方过失或过错致使房屋及设施受损，乙方应承担赔偿责任。4. 乙方应按本合同规定合法使用该房屋，不得擅自改变使用性质。乙方不得在

If Party A cant repair the damaged facilities in two weeks so that Party B cant use the facilities normally， Party B has the right to terminate the contract and Party A must return the deposit.3） Party A will gu
32、arantee the lease right of the premisesIn case of occurrence of ownership transfer in whole or in part and other accidents affecting the right of lease by party B， .party A shall quarantce that the new owner，and other associated ，third parties shall be bound by the terms of this contract.Otherwise，

35、r normal use.3） Party B will not transfer the lease of the premises or sublet it without Party As approval and should take good care of the premises. Termination and dissolution of the contract1） Within one month before the contract expires， Party B will notify Party A if it intends to extend the lease.
